We are here to make your journey to your dream property in Spain easier. Our professional services will provide you with comprehensive care from the first step to the handover of the keys. What can we arrange for you?
1. Initial consultation and needs analysis
We will find out exactly what you are looking for – your budget, preferred location (e.g. Málaga, Estepona, Marbella), type of property (apartment, villa, new build) and purpose (housing, investment, holiday). We will provide you with expert advice on the Spanish market, current prices and trends. We will help you understand the total costs including taxes and fees (usually 13–14% extra).
2. Search and selection of a property
Our professional services include finding the ideal property according to your requirements. We work with local real estate agents, developers and portals to find the best for you. We will arrange for you physical or online viewings (including videos and 3D viewings) and, if necessary, transport and accommodation. We will verify the legal status of the property through the cadastre (Registro de la Propiedad) and obtain a certificate of no debt (Certificado de Deudas).
3. Property reservation
We will prepare and arrange for the signing of a reservation contract (Contrato de Reserva) with the seller, which is associated with a deposit of 3,000–10,000 EUR (depending on the value of the property). This step will ensure the withdrawal of the property from the offer. Our legal support includes the recommendation or provision of a lawyer who will review the contract and protect your interests.
4. Administrative requirements
We will arrange for you to obtain a Spanish NIE (Número de Identidad de Extranjero), which is mandatory for purchasing a property – either at a Spanish consulate in your country or directly in Spain. We will arrange for you to open a bank account in Spain, which is necessary for payments and transfers, and we will guide you through the entire process (in person or through a proxy). If you need a mortgage, we will connect you with a bank or mortgage advisor and assist with the application.
5. Review and preparation of the purchase contract
Our professional services include working with a lawyer to conduct a thorough inspection – we will verify the title deed (Nota Simple), compliance with the zoning plan and the status of utilities or municipal fees (water, electricity, IBI). We will arrange the signing of a preliminary contract (Contrato de Arras) with a 10% deposit that protects both parties, and we will ensure the translation of documents into Slovak and the presence of an interpreter.
6. Notary signature and transfer of ownership
We will arrange a meeting for you at a notary where you will sign the final purchase contract (Escritura de Compraventa). We will arrange a lawyer and an interpreter, guide you through the process of paying the remaining amount and, after signing, hand over the keys to you.
7. Registration and taxes
We will arrange the registration of the property in the Land Registry (Registro de la Propiedad) and make sure that the process is completed. We will help you with the payment of taxes – ITP (6-10% for older properties), IVA (10% for new buildings) + AJD (1.5%) – as well as notary and cadastral fees (1-2%).
8. Energy connection and property management
We will arrange for you to transfer utilities (water, electricity, gas) to your name and register with the homeowners association (Comunidad de Propietarios), if it is an apartment. We will recommend and arrange property insurance.
9. Completion and post-purchase support
Before handing over the property, we will carry out a final inspection for you to make sure everything is in order. We offer additional services such as property management (maintenance, rental), and we will inform you about annual taxes (IBI) and obligations for non-residents.
